Innovation & Technology
Huntsville has no shortage of commercial real estate, thanks to the city’s constant growth. Powered by aerospace, defense, technology, bioscience, and advanced manufacturing, GDP growth rates for the Greater Huntsville area have been nearly two times that of the United States. Adding to this growth have been continued gains in the area’s $2.4 billion tourism industry.
Alongside its economic expansion, Huntsville’s population has grown nearly 16% since 2020, making it one of the fastest-growing cities in the country. Together, both have led to the growth of commercial spaces of all types.
Among the sectors experiencing the most change has been master-planned, mixed-use developments offering residential options, office, retail, dining, entertainment, public art, and green spaces. Leading this expansion, among others, are Front Row in downtown Huntsville; The Range and The Foundry in West Huntsville; Metronome, Encore, Anthem House, and Wellory Living in MidCity; Hays Farm in South Huntsville; Village of Providence near Cummings Research Park; Livano by the airport; Clift Farm and Town Madison in Madison; and Redstone Gateway.
Beyond traditional apartments, build-to-rent (BTR) communities are surging. These developments offer single-family homes for rent instead of sale, catering to those who want more space but aren’t looking to buy. As of 2025, Huntsville had more rental housing under construction than most U.S. states, making it a hot spot for this growing trend.
Even with the development of master-planned, mixed-use communities and the additional retail space added, vacancy rates for retail space remain low. New developments such as Lendon Corner in Jones Valley and South Huntsville’s Gateway Shopping Center are increasing retail space offerings.
Office space is also plentiful, supported by the development of mixed-use communities and existing office spaces, including Cummings Research Park and Redstone Arsenal.
With the economic success of the Greater Huntsville area, industrial space has risen sharply. Among the most prominent spaces is the JetPlex Industrial Park. Located on-site with the Huntsville International Airport, Port of Huntsville, and the International Intermodal Center, the park has over 2,800 acres available for development and existing office buildings. Redstone Gateway is also among the most noted industrial spaces. New developments in recent years have included the Freedom Industrial Park, with 600,000 square feet; 135-acre Huntsville West Industrial Park; 132-acre Huntsville Logistics Center; and 565 Park, with 300,000 square feet.
Not surprisingly, the hospitality industry, particularly the expansion of lodging, has hit record highs. In just the last three years, over 2,000 hotel rooms have been added.
Collectively, the ongoing support of commercial real estate developers has served and will continue to support the region’s growth while enriching the lives of residents and visitors alike.
